Choosing A Real Estate Agent

Although you might be tempted to sell your house yourself, you may be leaving money on the table. Statistically, FSBOs tend to sell for approximately 26% less than homes listed by an agent.

When hiring the right real estate team, you are investing in people who have in depth knowledge of the market, the latest tools and technology, the network and connections, and the best negotiation, selling, and marketing skills to help you sell your house fast, at the best price. Without an agent, you risk having few potential or qualified buyers, making emotional decisions, not knowing how to negotiate properly, and not having enough free time to dedicate to finding a buyer.

As your real estate agent, we go above and beyond to put you in front of the right audience so you don’t waste time and money. We also ensure your privacy and safety by verifying all buyers who view your home and helping you negotiate the terms in the Agreement of Sale to protect your best interest. All factors considered, it can be cheaper and easier to work with the right agent. Let us show you how!

It depends. In some states like Pennsylvania, you do not have to hire an agent or attorney to help you. Other states like New Jersey are attorney states, meaning you will need an attorney to sell your home.

For most real estate agents, the commission is negotiable. That being said, the saying “you get what you pay for,” is often true when it comes to real estate.

A realtor that offers you a commission that feels lower than the norm might not have the skill, knowledge, and resources to market and sell your home. They might also be less likely to negotiate aggressively on your behalf when it comes to the price. If you have concerns regarding the commission, do not hesitate to talk to one of our agents.

In the words of Richard Barton, CEO of Zillow, in November 2021 during a conference call, “Our observed error rate has been far more volatile than we thought possible,” He later added that “fundamentally we have been unable to predict future pricing of homes to a level of accuracy that makes this a safe business to be in.”

Staging Your Home

Staged homes can sell for 3% more and 87% faster than un-staged homes, making staging your home a no-brainer.

But staging is not always necessary in an occupied home. Sometimes just need to rearrange a few pieces of furniture or remove any unnecessary furniture. Our team will walk through your home and recommend what’s the best option for you.

Of course! Virtual Staging is an innovative marketing solution that uses technology to place stylish furnishings and decor into a vacant property. For internet browsers and serious prospective buyers, virtual staging can make a huge difference in whether they choose to inquire or not. Let our expert marketing team show you how we have transformed some of our listings and sold them faster and for more money.

Pricing Your Home

Determining the right price for your property from the very beginning helps sell your home faster. Homes that are overpriced tell to stay on the market longer, causing them to push away potential buyers, lose value, and ultimately lose money. Some factors that determine your home’s pricing strategy include:
- Recent Comparable
- Sales Market Conditions
- Exposure
- Property Features
- Terms you offer

When pricing your home, some factors that do not help in determining the right price include:
- What you paid for it
- Investments that you made in the property that most buyers do not find desirable
- What you want to profit from the sale

The assessed value is not the same as the market value or appraised value. Homes can be sold for more or less than the assessed value. The assessed value of a home is used primarily for tax purposes, not pricing.

Although you might be tempted to do so, overpricing your home can be a serious mistake. A well-priced home will sell quicker and will sell for close to the listing price. Remember, the seller is always in control of the final acceptance price. As your agent, we would rather price it right and try to have competing offers than price it high enough that we miss out on most buyers who think the seller is unrealistic in their approach.

Selling Your Home

If you use a real estate agent to sell your home, you probably won't meet your buyers until after the closing -- if then. This is because we prefer to keep you away from the process as we have seen sellers get emotionally vulnerable to the potential buyers visiting and that can hurt them in the negotiation process. Real estate agents help keep business and emotions separate ultimately helping sellers maximize their sale price.

The time it takes to sell your home is dependent on several market-driven factors. We will work together to ensure that your home stands out from the rest and get it sold as quickly as possible. Reach out so we can start the conversation and give you personalized information.

Most buyers expect a move-in ready home. A long list of chores and repairs can put them off and affect your chances of selling quickly. That’s why your home must be ready for market from day one. We recommend reasonable fixes to help increase the price of your home, like cleaning/repainting walls, landscaping, upgrading light fixtures, replacing flooring, or replacing outdated appliances. Depending on the house we may also recommend doing a home inspection in advance to get a list of the most obvious findings and get them fixed before starting to market the home.

The best time to sell is when you are ready to sell. It's a misconception that homes only sell in Spring or Summer. Though it's correct that many sellers think that Spring and Summer are the only months when they can get the best sale price - but we have sold many homes in Fall and Winter with top dollars. It all comes down to supply and demand, location, and marketing. We are happy to guide you through the process with factual information to help you make the right decision.

There are a few costs involved in selling a house. Fortunately, most of them don’t require an out-of-pocket payment. We are happy to discuss more in detail with you directly - please contact us when you feel ready.

It depends on different factors including what your financial situation is, where you wish to buy and how competitive the market is. Do not hesitate to raise this question with one of our agents so we can explore this deeper with you and give you all the information you need to make the best decision for you and your family.

Accepting An Offer

Home inspections are an important part of the selling process that happens after closing. A general home inspection occurs but many buyers also request termite/pest inspection, radon inspection, water inspection (if well water), septic inspection, stucco inspection, and lead paint inspection. Inspections allow the buyer to raise any concerns and renegotiate terms before sealing the deal and taking the keys to their new home. As your agent, we will guide you through this process.

Anything that’s attached to the house is something you’ll need to leave behind for the buyer. This includes light fixtures, built-in shelving units, blinds, door hardware, and more. If there’s something specific you don’t want to be included in the sale, make sure you bring it up during the listing process so we can mention that in the exclusion list in your sales contract.

You will need to leave any built-in appliances, keys, remotes, and any other items that belong to the home. Built-in appliances include, but are not limited to: your dishwasher, built-in microwave, stove, oven, cooktops, ice machines, trash compactors, water softeners, built-in refrigerators, R/O systems, window treatments, central vacuum and hoses, garage door openers and remotes, pool equipment, built-in BBQs, built-in fire pits, ceiling fans and light fixtures, pool fencing, pool cleaning systems, exterior landscape lighting, and built-in speakers.
