Rittenhouse Square continues to develop into Philadelphia’s premier upscale high-rise residential neighborhood. Recently, the almost 50-story Laurel luxury apartment and condominium tower was built, with residents moving in soon. Another 30-story luxury apartment tower is starting construction on Samson Street and several shorter high-rise residential towers are underway, planned, or just finished in the neighborhood. A new luxury residential tower is planned behind older buildings at 19th and Chestnut Streets, and this new tower will be the tallest all-residential tower in Rittenhouse.
This new building will be built behind historic buildings on 19th Street and one on Chestnut Street, which will be incorporated into the property and development. It is being developed by Pearl Properties and designed by DAS Architecture. It will be a very tall 52 stories tall and will have 183 rental units. The lowest three floors will be used for retail and the residential lobby on 19th Street. The fourth floor will have luxury amenities like a fitness center. The exterior will have vertical piers of beige porcelain with horizontal bands of black porcelain, at every floor, and horizontal bands of white porcelain every three floors. The facade will, also, have bronze trim and brick at the base. Most units will have balconies and there will be a rooftop terrace. There will be 55 underground parking spaces and 65 bicycle parking spaces.
This new apartment tower will add significantly to the skyline of Rittenhouse Square and Center City. It will be a little taller than the noteworthy Laurel tower, around the corner, and will blend in with the new Harper, also built by Pearl Properties, on the next block and a new residential tower attached to the former Freeman Auction House. This new tower will blend modern high-rise living with historic preservation.
