The Delaware River waterfront is starting to experience major new development. New apartment buildings and townhouses are popping up along the riverfront itself, on Delaware Avenue, and on streets that intersect with Delaware Avenue. A large new apartment building is planned for a long-vacant lot on Frankford Avenue, itself a hotbed of new development further into Fishtown. The site of this new building is at 1120 Frankford Avenue, in the rapidly developing and happening corridor between Delaware and Frankford Avenues. This new apartment building is being developed by U.S. Construction, and designed by BLT Architects, and will be called “The Frankford”.
The new building will be five stories tall and have 150 rental units, 15 of which are determined to be affordable units. The first floor will have 7,000 square feet of retail space along Frankford Avenue. There will be a patio and dog run in the back and a rooftop amenity deck and green roof. The facade will be brown brick, with some brick detailing, and some gray metal panels. The exterior will have facade lighting. There will be fifty bicycle parking spaces. The Frankford Avenue sidewalk will have new street trees.
The waterfront areas of Northern Liberties and Fishtown will continue to grow. As previously mentioned, several large developments are planned, or under construction, along Delaware Avenue and the riverfront and others are under construction on connecting streets. Around the corner and a few short blocks along Girard Avenue from The Frankford site, the huge Piazza Terminal development is finishing up as well and several apartment buildings are planned, or under construction, all along Girard Avenue. The Frankford continues that trend of development in the neighborhoods along the Delaware River waterfront.
