Chestnut Street continues to experience massive new development of apartment buildings. These new buildings are replacing shopping centers, vacant lots, parking lots, and sometimes smaller buildings. One site, at 4240 Chestnut Street, had a vacant lot next to a small building, which used to be twin homes. The small building, which was rather dilapidated, has recently been demolished and a new apartment building is being built at the site that had the smaller building and the vacant lot. This new apartment building is being developed by Redrock Group and CRCP, LLC and designed by DAS Architects.
This new apartment building will be seven stories tall and have 128 rental units. The rental units will be studios, one-bedroom, and two-bedroom units, many moderately priced. The first two floors will be used by Intercultural Family Services, which will have 36,000 square feet of offices, therapy rooms, and training rooms after moving from their current location across Chestnut Street. The residential entrance and lobby will be on Sansom Street. A courtyard and green roof will be located in a setback over the second floor, in the front, and an additional green roof and roof deck will be located on the top of the building. The facade will have metal panels above the second floor and there will be planters, new street trees, and bike racks on Chestnut Street. The building will have underground parking for 40 cars.
This new apartment building joins several other sizeable apartment buildings on this stretch of Chestnut Street, especially on the 4100, 4200, and 4300 blocks. This building will, also, provide important community space. This section of Chestnut Street will look very different in a few years, when all this new apartment development is complete.
