New apartment building at 4519 Chestnut Street extends development further into West Philadelphia

Chestnut Street, in West Philadelphia, has been seeing a ton of new apartment building development recently. Most of that has been east of 44th Street, but now new apartment development is starting to happen further west on Chestnut Street. A large new apartment building is under construction at 46th and Chestnut Streets, next to West Philadelphia Catholic High School. This new building is being developed by EW WC Chestnut LLC and EQT Exeter and being designed by Sitio Architecture and Urbanism.

This new apartment building will have 327 rental units in a six story building. The apartment units will be studios, one-bedroom, junior one-bedroom, and two-bedroom units. Ten percent of the units will be preserved for tenants making 60% of the Area Median Income. The first floor will have amenities for the tenants, but some of the first floor could be converted to retail space later. The roof will have a terrace at the corner of 46th and Chestnut Streets and there will be a courtyard at the Chestnut Street entrance. The exterior will have beige brick with a pattern meant to match the neighboring school and some charcoal and brass metal panels. The building will have 92 parking spaces and 152 bicycle parking spaces, all accessible from Ludlow Street.

This new apartment building joins several other newly built, and planned, apartment buildings on Chestnut Street, on the 4100, 4200, 4300, and 4400 blocks. Similar construction is happening, or planned, on Market, Sansom, and Walnut Streets. More development could likely happen soon on the 4600 block of Chestnut Street, which is all car washes and gas stations right now.
