Passyunk Square is in the heart of South Philadelphia and includes popular streets like Passyunk Avenue, Snyder Avenue, and South Broad Street. Passyunk Square has many rowhomes and small apartment buildings and is becoming a popular neighborhood for young people and artists. One thing Passyunk Square doesn’t have is the kind of loft-style apartments that are common in neighborhoods like Northern Liberties, Kensington, and Brewerytown. But a new apartment development is being built in a former paint brush factory, which was the only large industrial building in the neighborhood. The former factory consisted of three different buildings, ranging in height from three to five floors, within the block between Snyder and Jackson Streets and 12th and Iseminger Streets. This new apartment development is being called Brush Factory Lofts and is being developed by Rufo Properties and designed by T + Associates.
Brush Factory Lofts will have 151 rental units when the entire project is done. There are several size apartment units. The studios are 659 square feet and the rents range from $1,550 to $1,700 per month. There are many one-bedroom units, ranging from 581 to 937 square feet and renting from $1,500 to $2,250 per month. The two-bedroom units range in size from 768 to 1,199 square feet and rent from $1,700 to $2,400 per month. There is one available three-bedroom apartment that is 1,381 square feet and rents for $2,750 per month. Each unit has hardwood floors, window treatments, quartz kitchen countertops, Frigidaire electric oven/stoves; refrigerators; dishwashers; and washers and dryers, metal kitchen shelving, Samsung microwaves, porcelain and marble bathroom vanities, ProFlo toilets, enamel tubs, rain showerheads, and Freidrich heating/air conditioning units in each room. Some units have tile in the kitchen and bathroom. The units have high loft-style ceilings and some first floor units are bi-level lofts with basements. The complex has a media room, a fitness center, Amazon package lockers, and a third floor deck. The lobby and amenity spaces have original metal “barn doors”, reclaimed wood, mechanical equipment reused for decoration, and freight elevator doors reused as paneling.
Brush Factory Lofts provides a new option for housing in the popular and trendy Passyunk Square neighborhood. The renovation transforms a former neighborhood eyesore and converts it into a neighborhood asset. Brush Factory Lofts brings loft-style living to an increasingly trendy neighborhood, within walking distance of the very busy East Passyunk Avenue and South Broad Street and the Snyder Avenue station of the Broad Street subway.
